ReFi Or Not?
Falling interest rates are fueling a mortgage refinance frenzy as homeowners rush to reduce their housing payments. The average rate for a 30-year, fixed mortgage dropped to 5.08% last week, according to the Mortgage Bankers Association, more than a full point lower than just a month ago.
Mortgage applications were up a whopping 48% last week, according to the MBA and more than 80% were from homeowners looking to lower housing costs.
Borrowers who already have a reasonable fixed rate shouldn’t jump into a new loan every time rates inch down, according to Orawin Velz, an economist for the Mortgage Bankers Association.
“You should have at least a percentage point difference before you even think about it,” Velz said. “If you have a 6.5% loan right now, it would be a great time to refi.” (more…)

Wall to Wall Warmth
Sitting on the floor in front of a warm fire while the snow piles up outside is a nice way to spend a winter evening — especially if the floor itself is toasty, and toes are comfy before the logs are even lighted. One way to guarantee that is with radiant heating, “one of the most efficient ways of delivering heat in a home,” said Alexandra Bandon, an editor of This Old House magazine.
With radiant heat, a homeowner typically saves about 30 percent on annual home fuel costs per room, “no matter what kind of fuel you are using,” she said. And because less fuel is used, it is considered more ecologically sound than traditional home-heating methods. (more…)

Buying Opportunities In Rural Housing Markets
Forget the credit squeeze, get out of town, enjoy the fresh air, buy a home in the country. If you’ve been unable to buy a metropolitan area home, take a look at rural America’s neighborhoods. The commute to work could be a real trip, but it’s also an opportunity to take the glass-half-full approach, slow down and work at home.
Either way, your dream home may await in a quiet pastoral setting, far from the din of city life, but a lot closer to the money to finance it. Homebuyers who purchased homes underwritten by the USDA Rural Development Housing and Community Facilities Programs are doing far better these days than the rest of the nation when it comes to keeping a roof over head. Commercial Real Estate Not Immune To Mortgage Woes
The full scope of the housing meltdown isn’t clear and already there are ominous signs of a new crisis — one that could turn out the lights on malls, hotels and storefronts nationwide. Even as the holiday shopping season begins in full swing, the same events poisoning the housing market are now at work on commercial properties, and the bad news is trickling in. Malls from Michigan to Georgia are entering foreclosure.
Companies have survived plenty of downturns, but economists see this one playing out like never before. In the past, when businesses hit rough patches, owners negotiated with banks or refinanced their loans.
But many banks no longer hold the loans they made. Over the past decade, banks have increasingly bundled mortgages and sold them to investors. Pension funds, insurance companies, and hedge funds bought the seemingly safe securities and are now bracing for losses that could ripple through the financial system. (more…)
